If you plan to build a new house or significantly remodel an existing house, your architect, designer, and contractor should familiarize themselves with our requirements, which are more restrictive than those of the City of Los Angeles. The notable differences are in the allowable square footage, our method of measuring square footage, our grading requirements, and our allowable building height.
As explained in the guidelines, if you plan to build or significantly remodel, you are required to submit detailed plans, which are reviewed by our consulting architect and the Building Committee. Renovations that include any exterior building, hardscape or fencing must submit detailed survey plans. All projects must be approved in writing by the Building Committee Chairperson before any demolition or construction begins. Members are fined if they proceed without approval, and the HOA has the legal standing to put a lien on a property for violation of our CC&Rs. The Building Committee Chairperson is available to answer questions, offer suggestions, and work with members and their representatives to help with their projects.
Please be aware that, like the City of Los Angeles Building Code, our HOA has no “view protection” provisions. This is a subject that comes up from time to time, and we recommend that neighbors cooperate to find amenable solutions to such disputes.
